The catch? It’s not cheap. Villa rents here can be AED 120,000–200,000+ annually.
And it’s a bit isolated — you’ll need a car for everything. For families with young
children who value outdoor space and lifestyle over urban convenience, it’s excellent.

within a few months of arrival.
Al Marjan Island — Luxury Waterfront
A man-made island with stunning views and high-end residences. Al Marjan has
grown significantly in the past few years with major hotel and entertainment projects
underway (Wynn Resort is coming here). Property values have risen accordingly, but
compared to Palm Jumeirah in Dubai, it still feels like a bargain for what you get.
Moving to Al Marjan Island requires specific coordination — island access, parking

Mina Al Arab — Best of Both Worlds
A waterfront community that feels more accessible and family-oriented than Al

shopping nearby. Not glamorous, but genuinely functional. If you’re moving for work

The Mountain Road Factor
If you’re moving to or from anywhere in the Khatt, Wadi Bih, or inner mountain areas,
